08Developed by Investment Properties, this two-building complex has attracted some well-known and respected companies as tenants. A fully leased Cotler Building-2 is now home to: Ferguson Plumbing Supply, Lyon Conklin, IQ Solutions, and Architectural Ceramics. Cotler Building-1 includes these distinguished tenants: Tribbles Bio-Reliance, Shred-It, and F.O. Day.
These two incredible Tilt-Up Concrete buildings have gone up-scale with the addition of masonry and brick veneer accents and special arched entrances. The two-story office developed on the Gude Drive end of Building 1 truly anchors the project. By carefully coordinating the window openings and framing system, the full benefit wall thickness creates an astoundingly rich depth in the wall. This effective technique gives the building a presence regardless of the weather. Typical walls have 16 inches of total thickness, allowing many planes, which add life and order to the façade. By a simple overlap of panels we made an additional 8” of façade depth available. The result is very rich.
Cottler was constructed on the site of an old landfill. For this project, our utilization of special compaction techniques and under slab gas collection systems raised numerous challenges—just the type of challenge we love to conquer for our customers! Our specialized monitoring process during construction proved that our designs had worked. Tenant fit-up moved smoothly during the last stages of base-building construction, allowing the necessary adjustments to keep all the special design items functioning.
