A building of 156,000 sf was weather tight in just 76 days! This building is a multi-tenant distribution facility in the Meadowridge Business Park. This site presented significant challenges for a rapid construction process. Most difficult was a substantial grade change from one end of the lot to the other with over 50 feet of elevation change across the site. The customer had a requirement to achieve a certain FAR despite the grading issues and had no ability to secure off-site grading easements. The building’s exterior wall holds back 6’ of grade on one end while sitting on a 20’ high retaining wall on the other end.

This completed project included 10,000 s.f. of office, 3,000 s.f. of conditioned surgical packing area and specialized support space for the prime tenant. During construction a second tenant was secured by the developer with over 6,000 s.f. of office and a hazardous materials storage requirement
